Real estate and development
Property files run on net operating income, loan to value and the exit. The building is the security, so the analysis starts there and the borrower covenant follows.
How the balance sheet reads.
Debt service coverage and loan to value set the ceiling before anything else is discussed.
Lease rollover concentration is read as carefully as the current income.
Construction draws against cost to complete, with a quantity surveyor and lien holdbacks.
What usually does the work here.
WHERE IT GETS DIFFICULT
- We are not a licensed mortgage brokerage. Anything secured by real property is referred, and we say so up front.
- Environmental history can stop a file dead. Establish it early.
- Commercial real estate financingDeal dependent, commonly $500,000 upward Purchase, refinance and construction financing on commercial property, arranged through licensed mortgage brokerages.
- Private and alternative lending$100,000 to $5,000,000 Non bank capital for a deal that is time sensitive, asset backed, or does not fit a bank credit box, priced accordingly.
- Term loans$100,000 to $5,000,000 and above A fixed sum advanced at closing and repaid over a set schedule, for growth, refinancing or a single large investment.
A real estate and development file, read properly.
Tell us the amount and the purpose, and we will say what is realistic in this sector.
No lender hears your name until you say so.
A request emailed to twenty lenders leaves twenty records. The next one to see it reads the declines before they read the deal, and a file that looks shopped is priced as one. So the list is built with you, approved by you in writing, and nothing leaves this office before that.
