A lender does not assess your business. They assess the file.

Trust Financials Limited is a commercial finance advisory in Toronto. Closing that gap is the whole of what it does.

A credit adjudicator gets twenty minutes with your file.

A credit adjudicator has perhaps twenty minutes with your file and never meets you. They read a request, a set of statements and a security position, and out of that they decide whether the money comes back. Everything an owner knows about their own business, the reason last year was soft, the contract that starts in March, the customer who always pays late but always pays, is invisible unless somebody writes it down properly.

Most companies that get declined are not unhealthy. The file is. The request has no shape, the interim statements disagree with the bank, and the one thing nobody wanted to bring up is found by the adjudicator instead of being explained to them.

So the work starts with the numbers, not the presentation. If debt service coverage does not hold, no amount of writing fixes it and you should hear that immediately. If it does hold, the job is to make the case clear enough that it can be priced without a phone call, and then to take it only where it fits.

Four rules we do not bend.

  1. 01

Choose the instrument before approaching anyone

The right product for the security and the cash flow, decided first. A request sent to the wrong lender category is declined without ever being read properly.

  2. 02

    Say no early

If the numbers do not work we say so in the first week, before you have paid for anything or turned down an alternative.

  3. 03

Answer the objection before it is raised

Every file has one thing in it you would rather not bring up. Raised by us it is context. Found by them it is a risk, and it changes the price if it does not stop the deal.

  4. 04

    Nothing moves without written approval

You see the lender list with names on it. You approve it in writing. Only then does anything leave this office.

You will deal with a person, not a queue.

Kiarash Goodarzi runs this firm and reads every file that comes into it. The first call is with him, the structure is his, and if something goes sideways at week six he is the one who calls you about it.

That is a deliberate limit on how many files the firm carries at once. It is the reason you will not be handed to someone else halfway through.

What this firm is not.

  • Not a lender. We do not originate, underwrite or fund credit, and nothing here is an offer of credit or a commitment to lend.
  • Not a marketplace. We do not broadcast your file to a panel and forward whatever comes back.
  • Not a licensed mortgage brokerage. Anything secured by real property in Ontario is referred to a licensed brokerage, and we say who before it moves.
  • Not a rate quote service. A price before the statements have been read is a guess.

Bring the deal before a lender forms an opinion.

Four questions to start, and no email until you have the answer.

No lender hears your name until you say so.

A request emailed to twenty lenders leaves twenty records. The next one to see it reads the declines before they read the deal, and a file that looks shopped is priced as one. So the list is built with you, approved by you in writing, and nothing leaves this office before that.
